Tenant Improvement
Tenant improvements should do one thing above all: help a space work better for the people using it—without blowing the schedule or the budget. Smooth Systems Construction Inc. delivers tenant improvement projects for property owners, managers, and tenants who need a clear plan, reliable coordination, and quality workmanship that holds up in real-world commercial use.
Tenant improvements (often called “TI”) are construction upgrades made to a leased commercial space so it meets the needs of the tenant. That can range from cosmetic updates—like flooring and paint—to more involved changes such as new layouts, upgraded lighting, refreshed restrooms, or improved back-of-house areas.
TI work is common in:
Office suites
Retail spaces
Professional services and medical offices (scope dependent)
Restaurants and hospitality spaces
Multi-tenant commercial buildings and mixed-use properties

Tenant Improvement Services
Every TI project starts with the lease requirements, building rules, and the tenant’s operational needs. We can complete both small refreshes and full build-outs.
Common TI scopes include:
Demolition and prep: removing old finishes, selective demo, disposal and site protection
Interior layout adjustments: reconfiguring rooms, corridors, storage, and work areas
Finishes: paint, flooring, base/trim, wall protection, feature walls
Doors and hardware: replacements/upgrades for durability, safety, and appearance
Lighting and electrical coordination: modern lighting, better coverage, energy-efficient upgrades
Restroom upgrades: durable finishes, fixtures, and accessibility improvements (as required)
Breakrooms and common areas: cabinets, countertops, finishes, practical upgrades
Final detailing: punch lists, touch-ups, cleanup, and turnover readiness
If you already have plans from your architect/designer, we build to spec. If you’re still early in planning, we can help define a practical scope that aligns with your goals and budget.
